Quotes can vary greatly from builder to builder. The accuracy of the quote will depend on how much information is supplied by you and how builders may interpret the work involved.

If you haven’t finalised any plans yet, the best most builders can do is give you a “ball park” figure – this is an educated guess of what the project might cost.

To gain an accurate cost of your project, you will need drafting or architectural and engineering plans with detailed specifications including a full schedule of materials, fittings and fixtures.

L.A.K. Constructions believe in giving customers a detailed costing of their project, so they can make sound decisions based on their budget and expectations.

Our quotes are compiled from the construction work detailed in the design plans and the specification schedule of materials, fixtures and fittings. If you haven’t selected these yet, we will allow a reasonable provisional sum to cover these items. The more information you can provide, the easier it will be to give you an accurate quote.

We are happy to take the time to go through our quote with you. It’s important for you to fully understand all the work involved and associated costs, so you can make informed decisions.

Once you are satisfied that you have an accurate quote for your renovation or new build, and wish to proceed with your project, then you will need to have your design and engineering plans approved.

Depending on your situation, either your architect or builder can help you organise the necessary paperwork for certification.

L.A.K. Constructions offer our customers help with organising approvals. We have certifiers and surveyors that we work with on a regular basis to make this process easy and stress-free.

When you are satisfied that our services are right for you, we will draw up a contract, using either the Queensland Master Builders or Housing Industry Association formats. This contract will outline the costs involved, payment provisions, the amount of time allowed for the works and other important information. We will go through the contract with you and make sure you understand all aspects before signing.

The next step is to prepare a work schedule and a timeline for completion. This will give you an idea of what is happening and when. Now you can start finalising your choices for: flooring, tiles, bathroom fittings, lighting, kitchen cabinets, wardrobes and appliances, to make your home wonderful. Our suppliers are eager and willing to discuss your requirements, so that you can receive quality products at reasonable prices.

Now the fun begins as your dream home starts to take shape. Bit by bit you will see your vision come alive.

Our Director Luke Kruberg, will closely monitor your project to ensure that it adheres to our high standards of craftsmanship. Signs and barriers will be erected around all construction areas to keep you and your family safe. All work areas will be kept clean, rubbish removed regularly and equipment stored in safe areas.

Weekly updates and meetings will be held with you to keep you informed of our progress and to ensure your project runs smoothly.
